This part of the process can be stressful yet, so fun. This part of your road map begins when we've fully completed the lending and prequalification steps. Here, we explore available properties, attend viewings, secure financing, make an offer(s), and acquire a home!

Searching AND Finding a Home
Here, we narrow down specific criteria to find a home that suits what you and/or your family are looking for. Placing the offer is *one of the* most exciting and overwhelming parts of this process but, so fun!

Earnest Money

This is a deposit made by you to ensure the Sellers that you have serious intent to purchase their property. This payment is used towards your amount due at closing; if transaction is terminated due to mutual agreement, you are refunded.

Inspection Process

A qualified inspector assesses your property's condition and any issues - providing a detailed report to help you make informed decisions about your investment.

Appraisal

This process is to assess the property's value to ensure it aligns with your proposed purchase price, making sure you aren't overpaying.

Price

Price plays a crucial role in every stage of a real estate transaction; is this a payment the client can comfortable afford?

Terms

Terms refers to specific conditions and details that govern the sale of the clients' preferred property; these details are critical to the legal and binding purchase agreement.

Dates

Dates design the outline of the purchase contract; there are up to 45 different dated deadlines that structure, legally enforce, and ensure a smooth purchase process.

Inclusions & Exclusions

Knowing what is, or is not, included in the purchase agreement is significant for clarity, transparency, expectations, and protection.

Contingencies

Contingencies are vital components to avoid any future risks or issues. Buyers and Sellers benefit in timeline management, termination protection, acceptable financing, and risk any mitigation.

My JobĀ 

It is my job to ensure all five of these key negotiation points are addressed, accomplished, and tiered to the clients' comfort. There are up to two hundred moving pieces in one contract and it is my job to make sure they all stay in order and are executed properly. This process is one of the most fun, yet overwhelming processes. I am here to make sure the fun, excitement and successful purchase are done at ease!
